How much do I need for a down payment in San Francisco?
There's no single magic number. Twenty percent is common at San Francisco price points, but strong buyers succeed with less — and jumbo loan programs, family gifts, and equity from a prior home all change the math. In our first conversation we'll connect you with trusted lenders and find the structure that fits your finances.
Why do San Francisco homes sell so far over the asking price?
In many neighborhoods, list prices are intentionally set below expected value to invite competition — so “over asking” often means “right at market.” We analyze what comparable homes actually sold for, so your offer is built on real data, not the sticker price.
How long does buying a home here usually take?
Most of our buyers search for two to four months, and once an offer is accepted, escrow typically runs 21 to 30 days. Clear criteria and preparation shorten the search dramatically — that's what the consultation and goals steps are for.
What's the difference between a condo, a TIC, and a co-op?
A condo gives you individual ownership of your unit with its own title and financing. A TIC (tenancy in common) is shared ownership of the building with an exclusive-use agreement — usually priced lower, with specialized financing. Co-ops are rarer still: you own shares in a corporation. We'll walk you through the trade-offs of any building you're considering.
Do I pay for my buyer's agent?
Compensation is always disclosed and agreed in writing before we begin working together, and in many transactions it's paid through the sale itself. We'll explain exactly how representation works — in plain English — before you sign anything.
Should I wait for prices or interest rates to come down?
Nobody can time this market — and waiting has its own cost in rent and lost equity growth. What we can do is give you an honest read on current conditions, model what a rate change would mean for your payment, and help you decide when the numbers work for you.
